How to Maintain Commercial Garage Doors

Maintaining and servicing your Amarr commercial door is as important as choosing the right door to meet your building specifications and operational needs. Maintenance inspections every 6 months to ensure optimal functionality and door longevity is recommended.

Wash Exterior of Commercial Door

Using soap and water, gently clean the exterior with a mixture of 5 gallons of water to 1 cup of Tide.

Lubricate Hardware

Make sure to use a small amount of 10W30 motor oil on rollers, roller shafts and hinges. Do NOT lubricate nylon rollers as they are already self-lubricated.

Balance Door

Disconnect the operator, then raise and lower the door several times by hand using the lift handle. The door spring and door system should balance at all opening intervals for optimal operation.

Inspect Track Alignment

Track alignment should measure a minimum of 3/8” from the edge of the door. Also check for tight and secure fastening of the back angle and sway braces to provide smooth door travel.

Clean Weather Strips

Using soap and water, Lubricate the weather stripping on commercial doors every 2 months with silicon-based lubricant. Do NOT use petroleum-based oils as this will cause loss of elasticity.gently clean the exterior with a mixture of 5 gallons of water to 1 cup of Tide.

Service Torsion Springs

Amarr recommends having a commercial door service professional lubricate or adjust torsion springs as needed.
